- Your site location and conditions to establish the best approach for constructing your build
2.Preliminary Concept Plan and Building Estimate
This stage is where we collaborate with you to delve deeper and commence a preliminary plan for your dream home that meets your budget.
Whilst there is a preliminary agreement and small fee at this stage, there is no lock-in building contract, which allows you an obligation-free opportunity to access further in-person and/or online Zoom consultations with our expert custom home design and building team.
We’ll also organize a site survey, soil testing, planning reports, and a concept design plan on your behalf.
You will then receive our design brief, concept plan, and an early overall building estimate that meets your budget without compromising on quality.
Now you will have a clear plan and estimate to match your defined budget and have the option to continue with the JT Homes building experience or choose an alternate builder.
4. Develop Design & Planning
Our in-house designer will work with you to progress the preliminary concept design to a developed design drawing that is customised to reflect your design style, vision, and lifestyle. The design drawing can also include 3D images/walk-throughs of your proposed structure so you can see exactly how your custom home will look.
Jeff will be with you every step of the way and when you are happy with the finalised design drawing, he will liaise with engineers and oversee all the details of your project. This process continues our promise of a seamless and stress-free experience for you, with professionals everyone trusts.
5. Quotation
In this stage, you will be notified of any plan updates required by the engineer and this is when Jeff will personally conduct a cost analysis to assess your budget feasibility before work drawings are designed.
This stage also involves selection meetings, specifications for building, and establishing a level of quality fixtures and finishes.
We then provide you with a fixed price quote, detailing the JT Homes cost analysis.
6. Contract
Complete our short online form and Joey or Jeff will be in contact to arrange a free consultation at a time that suits you. (link to form).
7. Building Approval
You relax, while we apply for all necessary council and other authority approvals, including:
- Development and council approval documentation
Warranty Insurance Certificate
8. Building Construction

For your peace of mind, Joey Thompson will be personally onsite building your home.
- Joey and Jeff provide unparalleled support and are available 24/7 to answer any questions or discuss any element of your custom home build
- You will be provided with regular progress reports, and we encourage regular onsite meetings when and where convenient
- You will receive regular progress photos/videos from Joey onsite.
- If we are not sure about your expectations, we’ll send you photos and clarify your decision and provide options and recommendations where required.
- We allow you to make changes throughout the build, because we understand this is normal as you see your custom home come to life
- If at any stage we are not sure about your selections, we’ll send you photos to clarify your decision and provide options and recommendations, where required, to ensure your building experience and home exceeds your expectations every step of the way.
